Australian property developer Goldfields announced the $8 million purchase of 211 Darch Road on Wednesday, the group's first development outside of their east coast operations.
The company said construction would commence at the site in the fourth quarter of 2022, and intended to offer "a relaxed, well-connected lifestyle".
Chief Executive Officer Lachlan Thompson said Goldfields had made no secret of its intentions to expand into Western Australia, and had identified the location as an ideal opportunity to do so.
"We've identified significant growth opportunities in Margaret River, due to favourable economic conditions, employment expansion and significantly constrained land supply in the area," he said.
Gareth Wilson, Goldfields' WA General Manager said recent growth in Margaret River and surrounds created an attractive development opportunity.
"Popularity in the South-West is stronger than ever and as a result Margaret River has seen an unprecedented growth in property sales and prices over the past two years," Mr Wilson said.
"Margaret River's unique lifestyle offering and the strong Western Australian economy have created demand in the area, not only from the local population, but also holiday makers and investors.
"The picturesque site is surrounded by world-famous surf beaches, renowned wineries and is a short drive into Margaret River township.
"Not only will this new community help to meet the demand for housing, but it will also offer purchasers an affordable opportunity to improve their lifestyle in the South-West."
Addressing access road and traffic planning concerns, Mr Wilson said the company was an experienced and responsible developer.
"We will be working closely with traffic consultants and the local authority to ensure the staged development of our project meets the needs of the community in accordance with relevant standards and regulations," he said.
Amendment seeks to rezone agricultural land
A second parcel of land immediately south of Andrews Way and the Yahava Koffeeworks site is also under review, with a Scheme Amendment released by the Shire of Augusta Margaret River this week.
The Amendment proposes to change the zoning of Lot 9000 Bussell Highway from General Agriculture to Future Development, which is the first step towards residential development of the site.
The Shire said lot layout, location of public open spaces and other community infrastructure would be determined in future planning stages.
Yolk Property Group said the proposed precinct would include around 470 house & land lots, and a school, oval, open space, residential club house and facilities.
The Shire has opened the Scheme Amendment to public comment, which can be made via yoursay.amrshire.wa.gov.au/planning-consultation-hub until 4.00pm Monday 28 March 2022.
